根据国家有关法律规定，甲、乙双方在自愿、平等、互利的基础上，经过充分协商，甲方将其合法拥有的商铺出租给乙方使用，双方达成合同如下：
According to the relevant national laws, on the basis of voluntary, equal and mutual benefit, Party A and Party B lease their legally owned shops to Party B for use after full consultation, and the two parties reach a contract as follows:
一、出租房情况
1. Rental housing
甲方出租给乙方的商铺坐落于陕西省西安市未央区玄武路69 号西安锦园新世纪花园社区2幢10102号，租赁面积为 平方米。
The shop leased by Party A to Party B is located at No. 10102, Building 2, Xi'an Jinyuan New Century Garden Community, No. 69 Xuanwu Road, Weiyang District, Xi'an City, Shaanxi Province, with a leased area of square meters.
二、租赁合同期限
2. Lease contract term
1．租赁合同期限为1年，即从2025年1月1日起至2025年12月31日止。

2．租赁期满后，甲方有权收回商铺，乙方应如期归还，并与30日内将物品全部搬离房屋，超过30日将收取房屋租金。如需继续租赁的，应于期满前6个月，经甲乙双方协商同意后重新签订租赁合同。

After the expiration of the lease period, Party A has the right to take back the shop, and Party B shall return it as scheduled, and move all items out of the house within 30 days, and the rent will be charged after 30 days. 三、租金及保证金支付时间约定。

四、经营过程中转租、用电情况等。
4. Subleasing and electricity consumption in the process of operation.
1．乙方可将所使用商铺的部分面积自主经营，但其管理工作由乙方负责，包括向转租户收取租金等。

五、安全生产和劳动保障及甲方免责条款。
5. Work safety and labor security and Party A's exemption clause.
1．乙方在签订合作协议后，有权在甲方所提供的商铺内组织生产经营活动。乙方必须严格遵照国家制订的安全生产规章制度，不得违章作业。如因乙方违反国家安全生产管理条例，违章作业而导致发生安全生产事故，其直接或间接责任，均由乙方承担，甲方概不负责。
1. After signing the cooperation agreement, Party B has the right to organize production and business activities in the shop provided by Party A. Party B must strictly abide by the safety production rules and regulations formulated by the state and shall not operate in violation of regulations. If Party B violates the National Work Safety Management Regulations and violates regulations and operates in violation of regulations, Party B shall bear the direct or indirect responsibility for it, and Party A shall not be responsible.
2．乙方在租赁期内，其录用、聘用的各类生产及技术人员均由乙方自主招聘录用，乙方须严格遵守国有劳动部门有关劳动保障、工薪、社保、卫生、保健等方面的规章制度，足额全面、及时地为其员工提供相关保障，如乙方未能按国家及开发区主管部门的要求，违反规章制度，其产生的一切直接或间接责任均由乙方承担，甲方概不负责。
2. During the lease period, Party B shall strictly abide by the rules and regulations of the state-owned labor department on labor security, wages, social security, health, health care, etc., and provide relevant guarantees for its employees in a full, comprehensive and timely manner.
六，租赁期间的现场管理
6. On-site management during the lease period
1．租赁期间，乙方须遵守法律，自觉维护治安管理秩序，遵守消防安全条例，保护好消防设施、消防标志的性状完好，保持消防通道的畅通。如乙方人员违反相关条例，构成违纪、违法和犯罪的，其一切责任由乙方承担，甲方概不负责。
1. During the lease period, Party B must abide by the law, consciously maintain the order of public security management, abide by fire safety regulations, protect the characteristics of fire protection facilities and fire signs, and keep the fire passage unblocked. If Party B's personnel violate relevant regulations and constitute a violation of discipline, law and crime, Party B shall bear all responsibilities, and Party A shall not be responsible.
七、本合同未尽事宜，甲、乙双方共同协商解决，如不能协商解决，则由甲方所在地的人民法院处理。
7. Matters not covered in this contract shall be resolved through negotiation between Party A and Party B, and if they cannot be resolved through negotiation, they shall be handled by the people's court where Party A is located.
八、本合同一式两份，双方各执一分，具有同等的法律效力。
8. This contract is in duplicate, and both parties hold one part, which has the same legal effect.
九、本合同经双方签字后生效。
9. This contract shall take effect after being signed by both parties.
