REFUSE AND BIN STORES

We have prepared separate waste bins for residents. There are 3 types: residual general waste, glass and mixed recycling. Residents can dispose of waste in each block’s primary bin store conveniently located on the ground floor, making it easily accessible by all residents within the development. The refuse will be collected by the local council department. The PLATFORM_in Edinburgh site team will manage the bin stores to ensure empty containers are available to residents at all times.

As is the convention within the UK, all PLATFORM_in Edinburgh apartments are provided with an LD1 automatic fire detection and alarm systems (in the form of mains wires, sprinkler and smoke detection systems). This means that there is a “stay put policy” in place in the event of a fire breaking out.

These are fed from the Glide router, if you need any other outlets connected you will need to contact Glide who will help identify options.

Your home has smoke detectors within the main living area and bedrooms and a heat detector located within the kitchen. It is your responsibility to check that the sensors are working.

Ventilation  通风

A mechanical ventilation system provides continuous air supply and extraction, removing contaminated, wet air from the kitchen and bathrooms and recycle heat into the fresh air supply into the other living areas of the property. New homes are extremely airtight and require correct ventilation in order to protect them from problems in the future.

The mechanical ventilation system is controlled via the lighting circuit in bathrooms and ensuites and remote manual switch in kitchen areas. Each system is installed complete with room supply / extract valves, flat plastic ductwork and flexible connections. The boost facility will automatically start up when the bathroom light is switched on and in turn will automatically shut down when the light is switched off. The same will be the case when switching on the kitchen boost switch.

PLEASE NOTE: If you wish to have this on consistently to improve air flow in your apartment, please be aware that this does use energy and you will be billed accordingly in your utilities to cover this.

General Principles to observe:

  • Clean the filters at least once a month.

  • Keep the fan unit clean and tidy.

  • Leave the system constantly switched on, it is designed to operate 24/7365 days a year.

  • The system was commissioned and set to operate to the optimum air flow rates for your apartment - DO NOT attempt to manipulate / remove any of the grilles as this will upset the balance of the system and may have an adverse effect on the fabric of your apartment.

CLEANING AND MAINTENANCE

The following information if offered as guidance to help keep your home looking its best.

Flooring  地板护理

All rooms require routine cleaning in order to maintain the floors’ condition. The frequency of the maintenance will depend on the amount of traffic the floor experiences.

The entrance hall, storage areas, living rooms and kitchen areas have been provided with quality flooring that requires limited maintenance. To maintain the appearance of the flooring vacuum regularly to remove any loose dirt and dust and clean the floor with a well wrung mop with a little neutral detergent and allow the floor to dry. Remove any excess water immediately.

Carpets  地毯养护

It is easier to remove surface dirt from a carpet than embedded dirt. Light vacuuming, on a daily basis is recommended to remove the surface dirt before it becomes embedded. All carpeted areas should be given a thorough vacuum clean at least once a week. There are several methods available for the seasonal cleaning of carpets including spray extraction (also called steam cleaning), rotary brush shampooing, dry foam cleaning and dry powder systems.

Lighting  照明系统

Your home has been provided with a chrome 4 pendant light fitting in the kitchen that require GU10 5W LED lamps and the bedroom and lounge have a pendant that require A60 9W LED lamps.

To change the light bulb, you must turn the power off to the lamp via the light switch before you remove the light bulb to replace it.

All windows are restricted for your safety. Regular cleaning and maintenance of your window and door elements is of great importance to ensure their correct functioning. The aluminium construction needs regular maintenance, using non-aggressive cleansing agents, like tepid water with a pH-neutral (6-8), non-acetone detergent, and not containing ammonia.

Consideration should also be given to the following maintenance operations:

  • Clean the mechanism and remove any traces of dirt. Use a soft cloth and mild, pH-neutral cleaning materials in diluted form

  • Check all the components that are important for safety (hinges, extension arms). In particular, the hinges should be checked for damage upon impact

The PLATFORM_in Edinburgh Team will organise the external window cleaning of all apartment and communal area windows regularly and will inform residents a few days in advance.

Kitchen cabinet doors & drawer fronts
橱柜门板与抽屉面板

Door and drawer fronts should be wiped clean with a cloth dampened with water containing a mild detergent. Avoid over wetting. Do not use any abrasive cleaning agents, acids, bleaches, petrol or solvents. Similarly, do not use scouring pads, wire wool or any similar cleaning aids.
请用含温和清洁剂的湿布擦拭门板和抽屉表面,避免过度浸湿。切勿使用研磨性清洁剂、酸性物质、漂白剂、汽油或溶剂。同样禁止使用百洁布、钢丝球等类似清洁工具。

Worktops  台面

Most everyday stains may be removed from worktops by wiping with a cloth slightly dampened with water and a mild detergent. Certain chemicals and strong dyes can cause damage and discolouration. Spillage of such things as beetroot juice, concentrated juice, dye, shoe polish, chemicals etc. should be mopped or wiped off and thorough cleaning commenced immediately.

Worktops may be permanently marked by excessive heat. Hot pans and other such items should therefore not be places directly on the surface of the worktops.

Irreparable damage can be caused to a worktop if a sealed joint is subjected to excessive heat or moisture. Do not place electric kettles, toasters or other steam / heat generating appliances over the joints in your worktop. Always wipe away spillages immediately, especially over worktop joints. Do not allow water to stand on the worktop or accumulate under the front edge of the worktop.

Stainless Steel Sink  不锈钢水槽

Your stainless steel sink should be washed with warm soapy water, wiped dry and then buffed with a soft cloth to restore the polished surface.

Undiluted disinfectant and bleaches spilled on your sink will leave a permanent stain if not removed immediately. Wash off immediately and clean with plenty of water containing a mild detergent. Do not use any harsh abrasives or scouring powders. Avoid the use of harsh or wire wool cleaning products. These may cause scratches to the surface or permanent discolouration.

General tips for a long lasting kitchen:

  • Always attempt to avoid positioning appliances generating high levels of heat or steam under wall units or over worktop joints

  • Avoid opening dishwashers before the cycle has finished and the appliance has cooled. The build-up of steam that may occur if this practice is not adhered to may damage worktops and surrounding units

  • Avoid having oven doors open unnecessarily. The heat generated may damage surrounding unit frontages and work surfaces

  • Always use the extractor when operating the oven or hob. This dissipates the high level of heat generated. Failure to adhere to this may damage the units and worktops

  • Extractor fan filters should be changed regularly in accordance with the manufacturer’s instructions to maintain effective performance

Bathroom  浴室

Regular cleaning of all bathroom products will prevent a build-up of soluble salts. However, limescale deposits will sometimes require removal. If a proprietary limescale remover is chosen, always read and follow the instructions on the bottle. Lime deposit may also be removed using a mild solution of lemon juice (citric acid).

Sometimes, particularly in new properties, small spots of ‘rust’ may appear to grow in the bowl of the bath. These spots will have formed from deposits of iron from the new water-supply pipework. The spots can be removed using a mild cleaner and should not re-appear unless the water supply remains contaminated.

Never flush the following items down a toilet: disposable nappies, feminine hygiene products, medical dressings, baby wipes, face wipes, stockings, cooking oil, needles and used condoms. This can cause a serious blockage.

Walls  墙面

The internal walls are dry lined (plasterboard) finish on metal stud work and care needs to be taken when fixing to them. Pictures, if not too large, and other small items may be hung off command strips. For heavy items that require to be hung using nails, wall plugs etc. please fill out an Alterations to Dwelling Form. You can obtain this from your Building Services Manager or the Resident Services Team.

Ceilings  天花板

It is possible to fix items to the ceiling, but you should take care not to suspend heavy objects from it. Ceilings are constructed using plasterboard fixed to the underside of metal framing sections.

Condensation  冷凝水问题

Warm air holds more moisture than cold air. When warm air meets with a cold surface this cools the air down and it can no longer hold all the moisture. The moisture is then deposited as tiny drops on the surface. Moisture in your apartment is generated in several ways - it can come from cooking, bathing, washing and drying clothes and from people.

Controlling condensation is a balance between heating and ventilation, together with taking simple steps to produce less moisture. Heating is important to warm the room surfaces, and because warm air will hold the moisture, the moisture in the air can then be removed by ventilation. If your apartment is unoccupied during the day, it is best to keep the heating on low. If the heating is switched off during the day, condensation may occur as the apartment cools down and will be made worse when you return and generate moisture. You must ensure that your mechanical ventilation unit is not switched off.

Precautions against moisture damage

  • Avoid excessive or prolonged wetting

  • Clean floors with a minimal amount of water to ensure that the plinths of the units are left dry

New-Build Movement  新建筑运动

A lot of water goes into the build of a new home and it has also been open to the weather elements during the build process. When these factors are combined with your own lifestyle, for example showering and cooking, this can result in some minor shrinkage appearing during the first 12-18 months of occupation of a new building,

Small circular marks where screws slightly break the painted surface around timber stud partitions may also sometimes occur and this is completely normal.

In order to help reduce shrinkage and keep it to the absolute minimum, we recommend that you do the following:

  • Do not overheat the apartment or subject it to big swings in temperature especially during the winter months try to keep the heating constant and avoid fluctuations in temperature throughout the property

  • Ensure that the ventilation system is working all the time

  • Open purge windows when possible

  • Wipe any condensation off windows to avoid mould forming

  • If possible, keep cupboard doors slightly open to circulate and avoid the possibility of mould occurring in corners. Try not to over-pack any wardrobes with clothes and shoes especially tight in the corners and avoid putting plastic bags or dry cleaning bags in cupboards

  • Keep en-suite doors closed when showering

  • The paint finish is designed to help your new home breathe and dry out gradually so we would recommend you avoid decorating with vinyl paints and wallpapers, which can trap moisture in the walls and mean that the home can take longer to dry out. It may also result in paint bubbling and wallpaper peeling

Defects  缺陷问题

As your home is new, there will be a ‘settling in’ period during which time you may experience minor faults that require attention. A defect is anything that may go wrong with the fabric of the apartment i.e. doors not locking correctly, windows binding, water leaks, electrical faults, plumbing, faulty WC system.

The builder who constructed your home is responsible for any construction defects that may occur during the first year after the work was completed. If you do experience any defects, please report them to the PLATFORM_in Edinburgh Team who will get in touch with the developer and they will attend to the defect.

Your home will be drying out during the first year and shrinkage cracks will undoubtedly appear. This is perfectly normal and should not cause any concern as it will not be structural. These will also not be counted against you on your checkout inventory, unless they are intentionally caused cracks upon resident damage.

Insurance to cover personal effects for example clothing, computers and television equipment are not covered by the landlord’s Insurance. Consequently, we strongly recommend that you obtain your own Contents Insurance cover.

Absence from apartment  公寓空置期间

If your apartment is to be left uninhabited for an extended period (over a month for example), you are advised to notify your insurers in accordance with the terms of their insurance policy. You also need to notify the PLATFORM_ in Edinburgh team.
如果您的公寓将长期无人居住(例如超过一个月),建议您根据保险条款通知保险公司。同时您也需要通知爱丁堡 PLATFORM_团队。

Vehicles and bicycles  车辆与自行车

Please note that the insurance arrangements for vehicles and bicycles kept within the car parking and bicycle storage areas are also your responsibility.

Tenancy Certificates  租赁证明

Soft copies can be found on the Resident portal. Here you can also find your EPC certificate and the EICR certificate in addition to these having been emailed to you at the start of the tenancy. If you require another copy, please request from the PLATFORM_ in Edinburgh team.
