After full consultation, Party A and Party B agree to enter into this contract for the following housing lease matters and jointly abide by it:

VIC3109 house is rented to Party B, and the rent is agreed by both parties at $2,300 per month. The lease period of the house is from August 16, 2025 to 23:59 on March 15, 2026. After the expiration of the lease period, Party B must notify Party A one month before the expiration of the rental contract. Under the same conditions, Party B has the right to renew the lease first. The house has a monthly rent of $2300 and pays before you move in. In order to ensure the full performance of this contract, Party B shall pay Party A a deposit of AUD 2,300 (deposit without interest) when signing this contract. The payment method is one mortgage one, that is, the deposit is one month's rent, and one month's rent is paid each time. After the expiration of the lease period, Party B settles all expenses including but not limited to water, electricity, internet fees, etc., and returns the house key, garage remote control and access card, Party A shall refund the deposit without interest within 7 working days. If Party B defaults, Party A may refund the remaining deposit after deducting the corresponding amount according to the specific loss; If Party A fails to perform this contract, Party A shall refund the deposit in full and compensate Party B for one month's rental expenses. If Party B needs to surrender the lease early due to force majeure or special circumstances (such as job transfer, family changes, etc.), Party B shall notify Party A in writing 30 days in advance, and after Party A's consent, Party B shall pay liquidated damages equivalent to one month's rent.
(2) The rent of this contract includes property fees, municipal fees, gas fees and water service fees, excluding water usage fees, electricity fees and network fees.
(3) It is clear that Party B shall not sublease or sublease to others. The number of residents must not exceed 2.
(4) The rent of the house must be paid before the 16th of each month and shall not be in arrears without reason. If Party B fails to pay the rent to Party A within 5 days or Party B fails to perform any conditions in the contract, Party A has the right to legally terminate the contract and collect the rent arrears.
(5) When Party B moves out, it must remove all its own furniture during the lease period to clean up the formalities. If Party B does not hand over the keys or leaves dilapidated boxes and other items not to be moved, deliberately delays the time, and does not come to pick it up within three days after Party B moves out, it will be deemed to have waived its rights. Party A has the right to sell the property without going through the police station or the rental court, and the proceeds from the sale will be used to make up for the rent arrears.
(6) Without Party A's consent, Party B shall not decorate or change the original state of the house without authorization. Party B should pay attention to Party A's indoor furniture, appliances and other equipment. If there is any damage, Party B is responsible for repairing it. If it cannot be repaired, Party B needs to purchase a new one for Party A. When Party B moves out, it shall maintain the original cleanliness of the house, and if a third party needs to maintain and clean, Party B shall bear the cost.
(7) Party B receives 2 keys to the building, 2 access control cards, and a garage remote control from Party A, all of which must be returned to Party A when moving out in the future. If there is any loss, it must be properly matched without objection.
(8) The house is equipped with the following furniture and appliances, and will be retained until the end of the lease. The furniture remains in the condition in which it was provided, except for normal wear and tear. 1 set of white IKEA two-seater sofa, 1 Ikea solid wood dining table and 4 solid wood dining chairs, 1 solid wood computer desk, 1 refrigerator, 1 Galanz microwave, 1 dishwasher, 1 Cygoslav 10 kg with drying washing machine, solid wood 1800 xx20001800 \times 2000 1 set of double bed frame and 20cm thick Simmons mattress, 2 solid wood bedside tables, 1 solid wood coffee table, 1 solid wood wardrobe, 2 solid wood TV cabinets, 1 audiophile stereo, 1 karaoke stereo, 1 Dyson heater, 2 air conditioners, and a hanger.
